Scheduling In-Home Staging Consultation

 

        Wow buyers by working with BLIS Home Design!  As a designer and a real estate investor with over 17 years of industry experience, I know how important staging is to sell homes fast and at the top price. From luxury listings to starter homes, I have successfully staged it all. At the same time, working with different groups of sellers for many years and my own experience, I have learned that every dollar counts when you are preparing your home for sale. That's why it is very important for me to provide the services which justify the expenses.  

          I'm always trying to use or update what is available on the property first and only then adding accessories and furniture if needed. I do believe that staging is the smallest but most efficient investment you can make, and like any other investments, it has to be carefully evaluated and calculated.

My goal is to maximize your sale price with a thoughtful and inspirational design which doesn't break your bank!  

        To ensure that you get the best return on your investment and less stress during preparation, my consultation preferably should be done before you begin working on the home, getting it ready for sale.  I'll point out red flags that you may have become blind to, but buyers will see with their fresh eye.  Please plan ahead to get the most out of your Staging dollars. Selling is stressful enough without rushing. Staging is a process and may include:

  •  De-cluttering. Organizing,  packing, and cleaning.  Donating old clothes, toys, tools, holiday decorations that you no longer wear or use.

  • Painting, updating lighting, and flooring takes time. Appliances may need to be replaced. Counters, sinks, and faucets may also need to be updated. 

  • Staging the home can mean removing or relocating pieces of furniture, art, window treatments, and small accessories. The storage of these items will need to be solved.

  • Furniture placement can be changed to improve traffic flow. If pieces need to be acquired, that also takes time, and I'll have to make a list to make sure that all required pieces are available at the time of Staging and if they will need to be purchased or rented. 

  • Pets may need special attention. This could mean relocating kitty box or sending a dog or other family pets to a sitter.

 

       The focus of staging the property changes from the owner's needs to the buyer's perspective as they walk through the house. This disrupts the daily living patterns for you and your family, that's why it is important to be ready for all these temporary changes.  The goal is to improve the property's look with minimal possible investment to  "wow" potential buyers enough so that we can sell it fast and for the best possible price.
